Flake Epoxy Garage Floors in North County San Diego

A flake floor has decorative vinyl flakes broadcast into a base coat and sealed under a clear topcoat. It's textured, forgiving and easy to live with. We install flake systems across Oceanside and North County San Diego.

Flake is a practical finish for a garage that gets used every day. The flakes break up the surface, so dust, tire marks and small flaws in the concrete don't stand out, and the texture gives you more grip underfoot than a smooth gloss coat. Every flake floor we install follows the same order: prepare the concrete, lay the base coat, broadcast the flakes while the base is still tacky, and seal it all under a clear protective topcoat.

What a flake system is

A flake system is a layered garage floor. The concrete is prepared first; then a base coat goes down, and while it is still tacky, colored vinyl flakes are broadcast over it so they bond into the surface. Once the base has set, the loose flakes are removed and the floor is sealed under a clear topcoat that locks the flakes in place and takes the day-to-day wear.

The flakes come in blends of several colors. Some homeowners want a subtle gray that reads almost as a solid color from a distance; others want contrast. Either way, the mix of colors is what makes a flake floor so forgiving: dust, small scratches and the natural variation in old concrete disappear into the pattern.

Because the finish is layered, the quality of each step shows. Poor preparation lets the base lift; an uneven broadcast leaves bare patches; a thin topcoat wears through where you walk and park. We take each layer in turn and don't move on until it's right.

Why flake suits a working garage

A working garage floor sees dust, grit, drips and tire marks. On a solid gloss floor all of that shows; on a flake floor it blends into the pattern, so the garage looks clean between cleanings.

The pattern is just as forgiving with old concrete. Once the slab has been cleaned and repaired, the base coat and flakes cover the stains and patches that remain, and the whole floor has an even, finished look.

The flakes also give the surface a light texture that's less slick than smooth gloss; for more grip, ask about a textured topcoat.

Sealed under its topcoat, a properly prepared flake system resists impacts, abrasion, stains, chemicals and hot-tire pickup, and it cleans up with a sweep and a mop.

First we visit your garage for a free estimate. We look at the slab, talk through flake blends and colors, and give you a clear quote.

On installation day the garage needs to be empty. We grind and clean the concrete and handle any repairs, then apply the base coat and broadcast the flakes while it is tacky. After the base sets, we scrape and remove the loose flakes so the surface is even, and apply the clear topcoat.

We walk the finished floor with you before we leave. It then needs time to cure before foot traffic and longer before you park on it; we'll give you the timing for your floor and explain how to look after it.

Questions & Answers

Does a flake floor feel rough?

It has a light texture rather than a rough one. The clear topcoat seals the flakes in, so the surface is sealed and easy to clean, but it isn't as slick as a smooth gloss coat.

Will the flakes come loose over time?

They shouldn't. The flakes are set into the base coat while it's tacky and sealed under the clear topcoat, so they're held in the floor rather than sitting on top of it.

Can a flake floor go over stained or patched concrete?

Yes. Oil and other contamination are cleaned out during preparation, cracks and damaged areas are repaired, and the base coat and flakes cover the stains and patches that remain. We'll point out anything your slab needs at the estimate.

What's the difference between flake and metallic?

Flake is textured and forgiving, and it hides dust and wear. Metallic is smooth and glossy, with pigments worked into the coating for a marbled look that becomes the centerpiece of the garage.
